The most common general plumbing jobs we do

Leaking taps and mixers, usually cartridges, ceramic discs, gland packing or seats; often fixable, sometimes tap-replacement territory. Dripping radiator valves, TRV heads, valve bodies, tail nut olives. Toilet issues, flush valves, fill valves, cistern seals, wax rings, waste connections. Cylinder issues, immersion elements, thermostats, gate valves, motorised valves. Stopcocks, replacing seized main stopcocks (with the water board's cooperation for external ones) is one of the best pre-winter jobs any homeowner can book. Outside taps, supply, install and winterise. Ballcock and float valve failures on loft tanks. Saniflos, macerators and above-floor waste systems. Compression, push-fit and copper pipework changes to accommodate refits and appliance moves.

Leaks and how we find them

Visible leaks are the easy ones. Slow leaks; the ones that stain a ceiling weeks after the pipe let go, need proper investigation: pressure testing, thermal imaging where sensible, and knowing where to look. Compression fittings under floorboards, radiator valves at the tail, cylinder connections, cold-mains stopcock joints and boiler heat-exchanger seals are the usual suspects. Where the leak is behind tiling or under a solid floor, we'll be honest about the options and the disruption before opening anything up.

Water Regulations and why they matter

Every plumbing installation and modification in a domestic property in England and Wales is subject to the Water Supply (Water Fittings) Regulations 1999. That covers backflow protection, air gaps, isolation, minimum pressures and materials. Non-compliant plumbing can void your household insurance and, in extreme cases, result in enforcement by your water undertaker. We work to Water Regs as standard, not as an extra.

Landlord and letting-agent plumbing

Regular plumbing repairs on rented properties, from a tenant-reported leak to a full end-of-tenancy check, carried out promptly, with invoices and photos suitable for accounts and audit trails. We work with several local landlords and small letting agencies on an ongoing basis.
